1. Cost

The rental cost is established for the sum in Canadian currency plus a service charge (including domain fees, cleaning including covid disinfection, bedding, extra propane tank for BBQ, maintenance and installation). Plus 3.5% lodging tax, plus 5% GST, plus 9.975% QST.

2. How to reserve

50% of the rental cost plus service charge (if applicable) is required upon reservation. The balance of the rental is payable thirty (30) days prior to the rental start date.

If the reservation is made less than thirty (30) days prior to the start date, full payment is required.

If, at the time of booking, it is not possible for you to pay 50% of the total amount, a written arrangement may be made with the lessor to spread out the payments.

A pre-authorization will be required by credit card or Interac, on the day of arrival, as a deposit on the unit (Laurentian, Swedish, Scandinavian, Villa 2 and Villa 3: $1,000 – Finnish: $1,500 – Norwegian, Villa 1 and Swiss Inn: $2,000). In the event of breakage, theft or uncleanliness in the unit, or if the rules are not respected, the full or partial security deposit may be withheld without notice. If everything is in order, the security deposit will be released after the unit has been checked by the maintenance department in the days following your departure.

Early arrivals or late departures may be possible if the property is not booked before or after your stay. To take advantage of this, you must first receive a written note from the landlord confirming this.

Cancellation, terms & conditions

3. Annulation

Cancellation due to COVID-19: The stay can be cancelled and refunded in full at any time if the public authorities do not allow access to the area or if they have confined the tenant’s area or if they prohibit the rental of tourist residences. Full refunds will only be made for stays that have not yet begun.

For cancellations other than for COVID-19 described in the above paragraph: If notice of cancellation is received more than 31 days before the start date of the stay, the 50% deposit will be retained by the lessor as damages. If the cancellation is made less than 30 days before the date of stay, all sums received will be retained by the lessor as damages.

Should the stay have to be cancelled or interrupted due to unforeseen major problems at the building, the lessor’s liability will be limited to the cost of the rental. Unused days will be refunded, but no additional compensation will be paid.

If service or cleaning fees are charged, these are non-refundable.

No refund will be due by the owner for any cancellation, early departure or late arrival or for any situation beyond our control (e.g. bad weather, power failure, snowstorm, ice storm, drought, lake, water, dam, breakage, rain, roads, hurricane, earthquake, etc.).

No discount will be granted if the number of people/occupants is lower during the stay than initially planned at the time of booking.

Acceptance of this lease may sometimes be subject to final approval by the building owner. Here are some examples: Incorrect price not in accordance with the website AND/OR excess number of people allowed, (unless these have been previously accepted by the owner), etc.

4. Conditions

Pets are not allowed, with the exception of adult dogs (12 months and older) of non-hazardous breeds that are housebroken in places other than their own homes. Their claws must have been trimmed in the days prior to their stay. Pets must not be left alone in the chalet unless they are in a closed cage. This will prevent them from causing damage to the property in their owners’ absence. Out of respect for other people, pets are not allowed on the beach during bathing hours. It is your responsibility to keep your pet on a leash.

You must obtain written authorization from the landlord before bringing your pet.

Smoking (cigarettes, drugs, etc.) is prohibited in the building. Please use the appropriate outdoor areas and dispose of cigarette butts in the designated areas. Follow all instructions for using the building given to you by the landlord or directly on site.

During the night, the property may not be occupied by more people than the number stated in the contract and/or the maximum number covered by the cost of your stay. Notify the owner of any changes to this effect. If this number is not respected, a minimum penalty of $250 may be imposed, or the tenant may be evicted from the building.

If any of these conditions are NOT respected during your stay, the owner reserves the right to evict you without refund.

5. Rental terms and conditions

  • The building may only be used for vacation purposes. For any other use, you must receive prior written authorization from the landlord.
  • The tenant may not assign his or her rights under the lease or sublet the building. If the tenant does not leave at the agreed time on the day of departure, additional charges may apply.
  • Toilet paper provided at start of stay, cleaning products provided for duration of stay and personal hygiene products not provided. Firewood not provided. See website for list of inclusions and exclusions.
  • House as described on website.
  • Bedding provided (pillows, sheets, etc.) and towels provided.
  • Electric heating provided.
  • Snow removal from parking lot included.

Responsibilities & general provisions

6. Responsibilities

  • The tenant must notify the lessor of any breakage or damage caused during his stay.
  • The lessee agrees to comply with all applicable government standards.
  • The lessee is responsible for all damage to property and bodily injury occurring in or on the leased property during the rental period, for any reason whatsoever, except damage not caused by the property or its occupants and damage resulting from construction defects, lack of maintenance, natural and technological disasters, and any damage normally covered by the lessor’s homeowner’s insurance policy. The Tenant and any other person on the Leased Premises agree to indemnify and hold harmless the Landlord from and against any and all claims by any person arising from damage for which they are responsible.
  • The lessee will be responsible for the cost of any damage exceeding the amount of the security deposit. By signing this contract, you assume full responsibility for any damage that may occur, by you or your guests, during the rental period of the chalet.
  • The tenant agrees to return the rented property at the end of the rental period in the same condition as when he/she arrived. The tenant is responsible for any damage caused by his/her personal actions or those of persons accompanying him/her, and will be invoiced for any damage caused to the property (except for normal wear and tear). If the credit card has been given as a guarantee in case of breakage or damage and is charged for damage to the property, an administration fee of 5% + taxes will be added to the transaction.
  • The tenant agrees to observe reasonable rules of conduct and not to disturb neighbors and residents in the area. Noise levels must be reasonable. Be aware that a lakeside produces a lot of echo. After 9:00 p.m., outdoor noise must be kept to a minimum, or the police may be called by a neighbor, who will issue you with an expensive ticket and immediate eviction. The municipal by-law stipulates that no outside noise is to be heard on the property boundaries after 9pm. The Norwegian and Swiss Inn cottages have greater party flexibility, but we ask you not to exaggerate loud noises outside the cottage. Loud parties are tolerated inside the chalet only.
  • It is important to respect the total number of people, because if a higher number of people is found during the stay than what was planned at the time of booking, you will have to pay a penalty and even the possibility of being evicted immediately from the property without notice or refund.
  • In the event of a dispute between the two parties, the maximum claim that the renter could receive could never exceed the total amount of the rental.
  • The customer has the right to visit the chalet before booking.
  • Make sure that all your guests are aware of the contents of this contract, and that they agree to abide by it.

7. General provisions

  • The Lessor assures that the rented establishment holds a classification certificate issued by the CITQ in accordance with the Tourist Accommodation Establishments Act and still in force.
  • The Lessor shall not be held responsible for any accident, injury or illness resulting from the fault of the Tenant, which may occur to the Tenant or his guests during the stay. By accepting this reservation, the Tenant and his/her guests accept the risks associated with their stay at the establishment.
  • The lessor cannot be held responsible for the theft or loss of the property of the tenant or his/her guests during the stay.
  • It is forbidden to build fires on the site. The outdoor fireplace is provided for this purpose. The fire must be completely extinguished if no supervision is carried out (departure, night, etc.). Before lighting a fire in the outdoor fireplace, it is the tenant’s responsibility to check with SOPFEU at 1 800 463-3389 whether there is a fire ban. Fireworks are strictly forbidden by the municipality, under penalty of fine and immediate eviction by the police.
  • The tenant is responsible for sewers and sinks, if clogged or damaged through his or her fault. Due to the fact that the chalet is not served by a water system, you and your guests must use water sensibly and make sure to put as little toilet paper as possible in the toilet (use the nearby wastebasket whenever possible).
  • The use of a generator is prohibited.
  • No parties or other noisy activities are allowed in the following 4 cottages: Scandinavian, Laurentian, Swedish and Finnish. Only the following 2 cottages may host parties:  Norwegian and Swiss Inn, but excessive noise must remain inside the building only (doors and windows closed). Excessive exterior noise that could harm the neighborhood is prohibited.
  • No commercial or other activity is permitted on the premises; the chalet is to be used for recreational purposes only.
  • The tenant may not sublet or lend the cottage to others. Should this occur, a penalty will be deducted from the security deposit and immediate eviction may be enforced.
  • Do not leave young children unattended on balconies, outside steps, inside mezzanine, near the lake, near the spa or near the pool. Children must be supervised by adults at all times. Diving in the spa/pool is prohibited.
  • No parking on the street.
  • Ecological lake, so no motors. If you wish to bring your own boats, environmental laws require you to clean them before launching to avoid bacterial contamination.
  • For safety reasons, before diving from the dock, it is your responsibility to check that there are no obstacles of any kind in the water. To be on the safe side, check depth and location before diving. Diving into the pool/spa is prohibited.
  • Shared/public services from the domain to the Norwegian chalet are excluded.
  • In the entrance area (private road) to the Scandinavian chalet, as a precautionary measure, no one should go near the rocks during winter and spring when the ice melts. Vehicles should not park too close to them either. Pedestrians shouldn’t get too close to the mountain’s rock walls, especially during thaw/snowmelt periods.

8. Special clause(s)

Charges may be added if the condition of the building (with additional cleaning) requires excessive time to restore.

According to municipal regulations, it is strictly forbidden to light fireworks at any time.

The person in charge of the group who made the reservation must be the only person authorized to exchange and communicate with the lessor, owner or his manager, with the aim of simplification and efficiency and consequently to avoid all kinds of confusion, duplications, misunderstandings or other.  Therefore, no other person in the group is authorized to deal directly or indirectly with the lessor, owner or its manager.

It is your responsibility to inform all occupants of all the rules of this contract.

9. Unlocking the building on arrival and key

The property you have rented is fitted with a combination lock that is changed regularly for security reasons. The property is also equipped with a sophisticated alarm system.

You will receive your access codes by e-mail as soon as the last payment has been received and the security deposit has been made.

10. Emergency

In case of emergency or major breakdown, please contact the owner or his representative.

11. Building location

All cottages are located near the village of Morin-Heights in the Laurentians. Once the reservation is complete, you will receive a confirmation with the complete address of the property. The addresses of individual cottages do not appear on the website for reasons of security and discretion, to avoid people showing up unannounced to visit the site while the cottage is being rented to a customer. Visits are permitted by appointment only, between check-ins and check-outs, so as not to disturb customers.

12. Departure recommendations

Leave the building in the same condition as when you arrived (you must complete the list of tasks to be done on your departure, which can be found in the chalet). All garbage must be disposed of in the outside bins/containers provided. Leave the key in the key box / or make the access code to lock all doors. You must ensure that all windows and doors are closed/locked and do a tour of the property to make sure you don’t forget your personal belongings. When you leave, arm the alarm system.
